Adelaide townhouse complex sells to NDIS provider sight unseen

A North Plympton townhouse complex has been snagged in a multimillion-dollar deal.

The six-townhouse property at 1-6/303 Marion Rd sold at auction on the weekend, attracting six registered bidders, according to selling agent Pan Katranis of Encore Real Estate.

With a current rental return of $169,000 per annum, Mr Katranis said the complex proved of particular interest to local investors, selling close to reserve with three active bidders going toe-to-toe.

“It ended up being purchased by an NDIS provider … (and) he actually just rocked up on the day,” he said.

“He never inspected it prior and we just got some of that information on the day.

“Most of the people coming through were mum-and-dad investors and we also had some interstate groups that showed interest.”

All six homes are currently tenanted.

Each townhouse features its own private courtyard.

Situated on 1540sqm of land, the 2016-built complex comprises six homes, all of which are currently tenanted.

Each townhouse features two good-sized bedrooms, natural light filled open-plan living areas and kitchens that are well designed to maximise space with stainless appliances and gas cooktop.

Bathrooms are centrally located, while laundries come with direct access to private rear yards.

Each home is also equipped with ducted reverse-cycle airconditioning and drive-through lock-up carports with remote access doors.

The spacious open-plan living area is light-filled.

Each kitchen is well-equipped.

The homes also boast two-bedrooms each.

“The Adelaide rental market is showing vigorous growth, with increases of 15 per cent to 20 per cent year-on-year and vacancy rates at an impressively low 0.3 per cent to 0.8 per cent,” Mr Katranis said.

“With an extensive infrastructure pipeline, job creation, competitive entry points and the return of international travellers and migration, Adelaide’s high growth potential has it marked as an ideal locale for investors.”
