The Gold Coast lifestyle takes a Mediterranean turn in a brand-new luxury home on the waterfront in the exclusive Mermaid Sanctuary estate.
Completed only two months ago, the two-storey, four-bedroom residence in Mermaid Waters boasts the signature Mediterranean and Palm Springs influence of its Gold Coast designer, Jayson Pate.
Owner Anh Tran commissioned the build last year after falling in love with the Gold Coast while on holiday from Hobart.
“My husband and I actually intended to sign a contract on another house but then we saw the land and fell in love with the area,” Ms Tran said.
“It’s a new development with a quiet, welcoming vibe, and it was the perfect place to build our dream home.”
With a passion for design, the couple engaged Mr Pate and builders HNKN to bring their vision of a modern yet minimalist home to life.
“We love the process of building, and we had previously built homes in Hobart,” Ms Tran said. “I came across the work of Jayson Pate, and his style was perfect.”
The aim was to create an earthy, neutral, light-filled family home, with a focus on functionality and entertaining. Featuring arches, gentle curves and accents of stone and timber, the north-facing residence boasts views of the Gold Coast skyline and hinterland, along with 18.4m of water frontage.

Encompassing two levels, the property includes multiple living areas, a two-car garage, a covered al fresco space overlooking the pool and water and a sunken firepit with built-in seating.
Inside, no expense has been spared on the luxury finishes which include microcement feature walls, handmade Japanese tiles, natural Taj Mahal quartzite and engineered oak flooring.
“We worked with an interior designer who did a great job,” Ms Tran said. “And it’s brilliant for entertaining.”
Outside, the low maintenance garden continues the Mediterranean feel, while giant sliding doors allow inside and outside living to blend into one.
“It’s a great place for kids to play outdoors and for the whole family to enjoy the pool and firepit,” Ms Tran said.
“And the region is just the perfect place for kids to grow up as there are so many things to do.”
The property also offers an ideal setting for the Gold Coast boating lifestyle, with the potential to add a boat ramp or pontoon.
The home is in a quiet, no-through street within walking distance of Mermaid Beach, Nobby Beach and Broadbeach.
“There are lots of great restaurants and cafes nearby, and it’s also close to shops, including Pacific Fair,” Ms Tran said.
Having just completed their Mediterranean masterpiece, the Trans are keen to embark on a new project but have no intention of giving up the Gold Coast lifestyle.
“We’re looking for land to build another home in Mermaid Waters,” Ms Tran said.
The home is listed with Bodey Reynoldson, Sam Guo and Julia Kuo, of Kollosche, and will go to auction on November 22.
