A LIMITED collection of architecturally designed residences will fill a gap at the top-end of the Hobart market.

In one of Tasmania’s most prestigious suburbs, Sandy Bay, there is a great variety of properties available — historic, modern, houses and units.

However, it has been many years since a collection of contemporary homes in the suburb have been aimed squarely at the high-end apartment lifestyle buyer.

Dubbed the Grace Residences, this development aims to provide a new standard for high-end sustainable living in Hobart.

Grace will comprise just 10 level-access, single-storey house-sized residences, surrounded by mature trees and vibrant birdlife at the end of Maning Ave.

Developed by Earl Projects and Carta Group, Grace was designed by acclaimed Tasmanian architects Cumulus Studio, in collaboration with landscape architects Inspiring Place and sustainability experts Hip V Hype.

The development embodies modernist architecture principles while maintaining a deep connection to its natural surroundings.

Carta Group project director Ryan Hayward said that Grace set a new benchmark for contemporary residential design in Hobart.

“Grace will provide an unprecedented level of apartment living, offering unique and elevated spaces surrounded by the natural beauty of a rare enclave nestled in the heart of Sandy Bay,” he said.

“Our long-time collaboration and many years of design work with Cumulus Studio and one of Tasmania’s pre-eminent and long-established builders has culminated in quality of the highest standard, offering an exquisite lifestyle for residents long into the future.”

Cumulus Studio director and principal architect Keith Westbrook said that the development’s design was led by the surrounding environment.

“Our focus was on embedding the built environment into its setting, ensuring that the landscape remains the project’s defining feature,” he said.

“By balancing functionality with beauty and incorporating nature at every turn, Grace feels naturally luxurious, in an understated and authentic way.”

Grace’s thoughtfully-curated interiors are spacious and versatile, featuring flexible, open-plan layouts, expansive glazing, and high ceilings that maximise light and space.

The exteriors of the two low-rise buildings are set in a vast oasis of lush greenery, with each residence offering private entrances and generous outdoor spaces that provide a sense of seclusion rarely found in urban living.

With a commitment to environmental responsibility, the development draws on the expertise of renowned sustainability consultants Hip V Hype with an aim to achieve an 8-star NatHERS rating through advanced thermal building envelopes, high-quality insulation and materials, local suppliers, and energy-efficient fixtures.

Tasmanian landscape architects Inspiring Place have preserved over half of the site as natural space, enhancing local biodiversity and integrating the residences into the existing environment.

Key features include the restored rivulet, native plantings, and communal areas designed to foster both relaxation and community engagement.

With only 10 residences available, Grace represents an exclusive opportunity for those seeking a premium lifestyle in one of Hobart’s most prestigious suburbs.
