This home in Wallaroy Rd, Woollahra sold for about $16.5m on March 21 — it had approved plans for a Luigi Rosselli-designed reno.

A couple who love the work of Luigi Rosselli have bought a home with DA-approved plans by the star architect for $16.5m, and listed their current Rosselli-designed palace with a $23m guide.

Mystery has surrounded the purchasers of the Arts & Craft home in Wallaroy Rd, Woollahra, since its recent sale prior to auction via Alex Lyons and Hannan Bouskila of Raine and Horne Double Bay, after just three weeks on the market.

The vendors for the six-bedroom home on a 910sqm block with the treasured approved plans were Forbes Chambers barrister and legal academic Stephen Odgers SC and his wife Saraswati Sundrum.

The agents have been tight-lipped about the purchasers, leaving it neighbours to spill the beans that Investors Mutual CEO Damon Hambly and his wife Philippa Haydon had won the keys.

The Hambly-Haydon mansion at 16 Suttie Rd, Bellevue Hill, already transformed by Rosselli, hit realestate.com.au on Thursday.

“We’re super close to the city – I can ride my bike to the city – but we’re far enough away that we don’t feel like we’re in the thick of it.”

More developers are teaming up with major builders to make it easier for home buyers to get into the market, as the housing crisis shows no signs of improving.

DVLP Projects has partnered with project home giant Metricon as their preferred building partner to launch a 29-lot subdivision in Moggill, in Brisbane’s west.

The partnership will offer buyers a range of different home designs for each lot, as well as giving them access to the balance of Metricon’s design suite.

Their first project is The Plateau at Moggill, an elevated estate, with a leafy backdrop, offering generous, level homesites within walking distance of the new Moggill Village precinct and school.

The developer, John Demnar of DVLP Projects, said teaming up with Metricon made sense for this project, as it made it easier for homebuyers to navigate the build process.

“By partnering with Australia’s largest home builder, we are able to provide a lot more upfront information and guidance, which ultimately streamlines the process and gives our buyers a lot more confidence in moving forward,” Mr Demnar said.

“By having pre-selected homes for every lot, it simplifies the selection process for the purchaser and provides them with a range of house designs and sizes to suit their budget.

“Instead of buying a block of land and then spending weekend after weekend navigating display villages, talking with different builder sales representatives, and sifting through what is or isn’t included with various builder quotes, buyers in The Plateau will have a consistent level of build information when selecting a block of land and will have upfront pricing for the homes they are considering for that specific lot.”

Mr Demnar said that if their clients had a pre-selected builder, they were welcome to build with them and were not locked into any one builder.

He said the approach of developers working with builders was becoming a smarter option on smaller infill projects in the current market as it allowed for better quality control and certainty from a delivery perspective, as well as ensuring the overall streetscape and quality of product was managed.

Fpr this project, Mr Demnar has taken it one step further and engaged with Plungie to develop custom pool packages for all buyers.

The leafy southern Gold Coast suburb of Elanora has surpassed its beachfront neighbours to become the city’s strongest performing house market.

PropTrack’s quarterly home values report shows house prices in Elanora climbed $187,500 since last year, and $70,200 over the past three months alone, bringing annual growth to 17.5 per cent.

A typical house in Elanora now costs $1.26m.

The results put growth in the once-sleepy hotspot just ahead of the surrounding suburbs of Palm Beach (median house price $1.62m) and Tugun ($1.25m).

1 Element Street, Elanora

Recent big sales in Elanora include a renovated canalfront home sold under the hammer for a suburb-record $3m in February, and the contemporary house influencer Ellidy Pullin once shared with her late partner, Olympic snowboarder Alex ‘Chumpy’ Pullin, which was snapped up for $1.76m in March.

Elanora homeowners Lisa and Graeme Potter moved from Sydney in 2022 with their two children, Ethan, 9, and Hunter, 8, in order to take on their first major renovation.

The six-bedroom, four-bathroom home on a 652 sqm lot at 1 Element St is on the market with Josh Willatt, of McGrath Palm Beach, and goes under the hammer on April 11.

The Potter family moved to the Gold Coast from Sydney in 2022

The family had originally set their sights on trendy Palm Beach, but were won over by the larger lots and better value for money just back from the beachfront.

“The only reason we’d heard of Elanora was my son is a mad skater and we’d been to the Elanora skate bowl many times when we were visiting the Gold Coast for holidays,” Ms Potter said.

“It was definitely not on our radar at all, but with Palm Beach being so pricey and the block sizes quite a lot smaller, we went a bit further out and found our gem.

“Elanora is a wonderful spot with such big block sizes but still that proximity to the ocean. I think it offers the beach lifestyle without having to be so jammed in. You have a lot of privacy here.”

The Potters spent 18 months renovating the 2015-built home in spectacular Mediterranean style, inspired by their travels in Greece.

As the owner of fashion accessories brand Ace and Jet, Ms Potter said the property was designed to also serve as a photoshoot location.

“I was often paying to have content created at other shoot locations, so I said to Graeme, ‘let’s create beautiful little pockets throughout the home where we can shoot products’.

“We have niche walls for a white backdrop, then the barn door which leads into a mini courtyard area, where it is very aesthetic, very light, bright and Mediterranean, which is very of the times right now,” she said.

Raw Designs was enlisted to create a stunning alfresco area including a patio modelled from a holiday snap Ms Potter took in Mykonos, while the refurbished home was brought to life by Productiv Builds.

“We’ve been obsessed with Greece for a long time. This was a very expensive labour of love but we have really loved our time here and the only reason we are selling is that we have come to realise the house is just a bit too bit for us,” Ms Potter said.

More than three quarters of Victorian renters are in extreme rental stress, one property pundit reveals.

More than three quarters of Victorian tenants are in extreme rental pain and the “contagion is spreading”.

Suburbtrends’ April Rental Pain Index scored 386 areas across the state at or above 75 — more than three quarters of the state.

Balwyn in Melbourne’s east was ranked the worst, but was one of four to receive the worst possible rating for tenants at 100.

The Index assessed 507 regions across Victoria, attributing areas with a rental pain index score based on lease cost increases, affordability against income and vacancy rates.

Castlemaine, northern Clayton and eastern Mornington joined Balwyn on the worst list.

SuburbTrends ounder Kent Lardner said these regions had massive increases in their typical rents, more than 35 per cent of their average household income was going towards lease commitments and vacancy rates were nearly all under 1 per cent.

Suburbtrends defines rental stress as tenants earmarking more than 30 per cent of their income to pay their lease commitments.

“That’s why these four locations are scoring 100, but that contagion is spreading,” Mr Lardner said.

Mr Lardner said Victoria’s solid pipeline of new builds over the last 15 years was drying up.

At present most tenants in Victoria were not having to spend more than 30 per cent of their income on rent, but Mr Lardner said that wouldn’t last for much longer.

“Victoria on average will tip past the 30 per cent mark in a matter of a month or two at this rate,” he warned.

Mr Lardner added that Victoria’s relatively solid pipeline of new dwellings over the past 15 years had subdued the effects of the tightening rental market more than other states where it had been more acute, like in Queensland and Western Australia.

But he noted the number of new homes hitting the market now was “drying up”, as the Australian Bureau of Statistics data showed the state’s new home approvals remained at concerningly low levels in February with fewer than 3000 new houses given the nod and 159 new apartments ticked off.

Tenants continued to queue up for rentals Melbourne, one property expert revealed.

Belle Property Balwyn head of property management Chris Johnson said while the rental market was tight in Balwyn, it was like that everywhere.

Mr Johnson said he had seen more landlords selling their properties due to changes in compliance and minimum standards imposed by the state government combined with increased land taxes.

“A lot of the land parcels around here are quite large and worth a lot, so that land tax is significant,” he said.

Similarly, Your Home Hunter founder Wendy Eva-Scott said for any rentals that were even “remotely desirable,” she was seeing 20 to 30 groups of tenants lining up at inspections.

“(The state government) needs to make some changes to make it more appealing for investors to own a property because I really think that will create more stock,” she said.
